How purchase elevators can save time and effort, value for money, and avoid disputes. It is a problem that every purchaser and agency needs to consider. In fact, to meet the above requirements, you only need to pay attention to some small details throughout the procurement process. First, the determination of the type of elevator
At the beginning of the planning period of the building, the purpose of the building should be clarified, because the types of elevators used by hotels, office buildings, hospitals, houses, or industrial and mining enterprises are often very different, and once determined, It is very troublesome to change again. This size is considered versatile and can meet the needs of generic manufacturers. However, the requirements of the hoistway design size, machine room, and pit of different elevator manufacturers are still different. If the manufacturer is determined in advance, the design according to the drawings of the selected manufacturer can reduce the waste of the user space and reduce the trouble of construction in the future. If the hoistway is large, the area is wasted; if the hoistway is small, some manufacturers can’t satisfy it at all, it is necessary to increase production costs according to non-standard production.
Third, a reasonable choice of manufacturers and brands
Elevator manufacturers and brands in the world’s eight major brands also have grades, there are the first legion and the second legion. There are also many domestic elevator companies. The elevator is also a penny. Unit bids of the same level can be selected according to their own budget and project positioning. It can also be selected in a large area, and finally, determine which grade is based on the degree of difference. There are also dealers and agents in the elevators. They will have high prices, but they can afford to invest. Usually, choose the manufacturer, so the quality is guaranteed, the service can find the root, but the payment terms are more demanding. The industry practice is to require advance payment, full payment, or basic payment before shipment. The elevator factory shall have the necessary business license, elevator production license, and supporting documents such as the construction industry enterprise’s grade qualification and installation safety approval certificate.
Fourth, the interface is easy to transfer
The interface division elevator installation is closely related to the general contractor construction unit (civil construction and installation), the fire protection unit, and the weak electricity unit. The interface between the two should be clearly defined, and the construction should be handed over.
Fifth, due to the need to choose the elevator function
Every elevator factory has an elevator function table, and procurement personnel need to understand its functions. Some functions are mandatory and cannot be dropped. The entire price of the elevator project should include all equipment prices, transportation costs, tariffs (into the ladder), insurance fees, installation fees, commissioning fees, and manufacturers to the owner’s commitment to pre-sales, after-sales warranty and other related costs, but here need to explain, in the factory When the construction department delivers the completed and accepted elevators to the property owner, some of the later expenses should be borne by the owner, such as the elevator registration fee, the installation acceptance inspection fee, the fire (equipment) inspection fee, and the annual inspection fee of the elevator. Seven, overall planning delivery time
The owner can request the elevator manufacturer to specify the delivery date for the progress of the civil construction of the building. Now the general supplier’s delivery period takes 2 and a half months to 4 months, and the general building elevator equipment is best placed in the building. It is advisable to dismantle the outdoor tower cranes. If it arrives before this, it will inevitably cause storage and storage problems, and after that, there will be secondary lifting and handling costs. Usually, the elevator factory will have a free period of storage for a certain period of time. If it is not delivered at this time, the factory will charge a certain fee.
Eight, put the elevator into three major links
In a good elevator, we must control the following three main links (also called three stages).
First of all, the quality of elevator equipment products requires elevator manufacturers to guarantee the quality of their products; since elevators are special equipment, the production quality of enterprises with production certificates usually does not have big problems, but durability and stability will definitely differ.
The second is to pay attention to the level of installation and commissioning. The quality of the installation is very important. The installation team of each elevator factory is basically their own or long-term cooperation. There are also assessments. The commissioning is usually handled by the elevator factory.
Third, after-sales service, after the elevator is sold, there is a professional maintenance team responsible for it. The elevator factory will sign a maintenance contract with the property company, which guarantees the continuity of the elevator factory work. The reasonable and timely maintenance and maintenance management ensure the quality of the elevator. Therefore, as early as the early 1990s, the country issued a red-headed document by the Ministry of Construction, clearly stipulating that the elevator products are manufactured by the manufacturer’s “one-stop” service, that is, the elevator manufacturer guarantees, installs, debugs, and maintains the elevator equipment produced by the elevator. Nine, the elevator acceptance is not sloppy
Elevators are special equipment, and the State Bureau of Technical Supervision has an acceptance procedure, but they are usually responsible for safety, and they are also obsessed with inspections. Therefore, the owner and the supervision unit must strictly carry out the unpacking acceptance, process monitoring, concealed acceptance, functional acceptance and so on. It must be checked and accepted according to the elevator acceptance criteria and the functions determined in the contract, and the acceptance of one elevator for one elevator.
Ten, special persons control elevator security
The installation and commissioning of the elevator is completed, the internal acceptance is completed, and the conditions of use are met. According to the regulations, the elevator is not allowed to be used without the acceptance of the technical supervision bureau, but usually, the outer elevator has been dismantled at this time, and other work of the general package unit is not completed, and an indoor elevator is needed. The elevator unit and the general contractor sign an agreement, the elevator unit arranges a special person to open the elevator, and the general package unit uses the elevator according to the requirements of the elevator unit and bears the expenses. After the project is fully completed, do a comprehensive inspection and maintenance. After the completion of the project, the elevator company is handed over to the maintenance unit, and the general package is handed over to the property company for management.
